Registration for property purchased in 1985

We purchased a property in Mumbai in March 1985. We have the agreement document, but at the time of purchase the agreement was not registered nor stamp duty was paid. If i want to sell the house now, do i need to register the house first or can i sell the house on the basis of my existing agreement document.

Can a property be leased in the absence of registered sale deed?

I and my 3 friends had paid brokerage and selected a flat in NOIDA. We were told that it is not market practice in NOIDA to show registered sale deed to tenants. We believed the brokers and owner. Then during verification by society we were told that the flat is unregistered and thus we can't be given NOC to stay there. So basically the brokers and flat owner lied to us about flat being registered and we were neither given our brokerage nor the security amount back.
